PROJECT SUMMARY

Applicant requested to rezone from Agricultural District (A1), Commercial Business District (CBD), Single Family Residential District (R1) and Single Family Residential Restricted District (R2R) to Commercial Business District (CBD) on 15.738 acres for commercial buildings totaling 83,853 sq. ft. including a 51,908 sq. ft. large scale retail establishment with 463 parking spaces with a Conditional Use Permit (CUP) for a convenience store with gas pumps allowing around the clock operation.

CONCURRENT VARIANCE OR CONDITIONAL USE PERMIT (CUP) REQUEST(S)

Applicant requested a variance to 1. Increase the excess number of parking spaces from 10% to 15% (UDC 12-11.5)(F)(4); 2. Increase the parking that fronts the main building entrance from 300 parking spaces to 311 parking spaces (UDC 21-11.5(B)); 3. Increase the percentage of parking that fronts the main building entrance from 60% to 100% (UDC 21-11.5(B)); 4. Reduce the sides of the building exterior that parking is distributed on from 2 sides to 1 side (UDC 12-11.5(F)(1)); 5. Reduce the landscape strip along Tribble Road and the north side of Era Drive Extension from 20 ft. to 10 ft. (UDC 12-11.5(E)(3)(a)); 6. Reduce the setback abutting Era Drive Extension on the northern boundary of Outparcel 1 from 40 ft. to 10 ft. (UDC Table 12.2); 7. Reduce the zoning setback along the eastern property boundary from 100 ft. to 30 ft. (UDC 12-11.5)(D)(1)); 8. Reduce the zoning setback along the eastern property boundary from 50 ft. to 30 ft. (UDC Table 12.2); 9. Reduce the zoning buffer along the eastern property boundary from 50 ft. to 30 ft. (UDC 12-11.5(D)(1)); 10. Reduce the zoning buffer along the eastern property boundary from 40 ft. to 30 ft. (UDC Table 12.2); 11. Reduce the lot width of the access parcel between Outparcels 1 and 2 from 60 ft. to 50 ft.
