Applicant requested to develop a High School on 118.129 acres currently zoned Single Family Residential District (RES3) with an aggregate of buildings totaling 255,400 sq. ft. with 1,010 parking spaces.

CONCURRENT VARIANCE OR CONDITIONAL USE PERMIT (CUP) REQUEST(S)

Applicant requested a variance to: 1. Increase the parking maximum from 25% to 202% above the required minimum (UDC 17-2.7); 2. Eliminate the required 15 ft. wide landscape strip along the future right-of-way of Mullinax Road (UDC 21-6.5(A)(1)); 3. Eliminate the requirement for landscape strips to contain a minimum of one overstory tree and four shrubs per every 40 linear ft. (UDC 21-6.5(A)(5)); 4. Reduce the required evergreen shrub height from 3 ft. to 0 ft. (UDC 21-6.5(D)(4)); 5. Increase the maximum height from 35 ft. to 43 ft. (UDC Table 11.2(b)).
