CONCURRENT VARIANCE OR CONDITIONAL USE PERMIT (CUP) REQUEST(S)

Applicant is requesting a variance to: 1. Increase the percentage of vehicles visible along road frontage from 30% to 100% (UDC 12-10.9); 2. Revise the permitted hours for truck delivery from 7:00 a.m. through 9:00 p.m. to 4:00 a.m. through 12:00 a.m.(UDC 12-11.3); 3. Reduce the zoning setback along the western property boundary adjacent to the existing structure only from 100 ft. to 90 ft. (UDC 12-11.5(D)(1)); 4. Increase the percentage of off-street parking between the front fa├žade and the road from 50% to 75.70% (UDC 12-11.5(F)(1)); 5. Reduce the internal pedestrian walkways from the public sidewalk or right-of-way to the principal customer entrance from 5 ft. to 0 ft. (UDC 12-11.5(F)(3)(b)); 6. Increase the parking that fronts the main building entrance from 300 to 383 spaces (UDC 21-8.5(A)); 7. Reduce the landscape strip along Bethelview Road from 25 ft. to 15 ft. (UDC 21-8.5(D)(3)); 8. Reduce the minimum shrub height from 2 ft. to 1 ft. (UDC 21-8.5 (D)(4) & (6)); 9. Reduce the landscape strip located outside the utility easement abutting Bethelview Road from 10 ft. to 0 ft. (UDC 21-8.5(D)(5)); 10. Reduce the minimum percentage of exterior building material requirements from 75% to 0% per vertical wall plane (UDC 21-8.6(A)(1)); 11. Increase the maximum percentage of accent materials per vertical wall plane from 25% to 100% (UDC 21-8.6(A)(2)); 12. Reduce the landscape strip on the southeastern property boundary from 10 ft. to 0 ft. (UDC 12-10.15).
